Commercial/Industrial Replacement

If it's time to replace your inefficient heating and air conditioning system, let us do an analysis of your current system and design a new high-efficiency heating, ventilation, and air conditioning (HVAC) system. This is one of our specialties! We have worked in many commercial and industrial applications ranging from small office buildings to food processing plants to paper mills.

New Construction & Design/Build

President Denis Virnig is a licensed Designer of Engineering Systems and can custom design a HVAC system for your facility. Denis has put his stamp on many blueprints for projects ranging in size and complexity. There are many installation and equipment options for you to choose from to best suit your needs.

Design/Build In The Spotlight

The goal of Design/Build is to give customers everything that they need and nothing that they don't. True Design/Build requires a partnership between the customer and the system designer that doesn't have low first-cost as its main priority. This fosters an environment where all of the various disciplines involved in the construction of a building work together to create the best building and mechanical system for the customer - you.

Competitive Design/Build is not True Design/Build. Let's define True Design/Build. True Design/Build is when you give your contractor your plans, tell them your needs, and let them design a system for you based on the agreed design requirements and overall budget. This way, the door is open for you to change things as your building goes up; you can say, "You know, I would like that there instead." Of course, the contractor will make a recommendation on each proposed change because it may have an effect on the system's performance. Keep in mind, system changes may change your budget. The final decision is always yours.

Competitive Design/Build is when you give the plans to three or four different contractors, ask for a bid, and then pick the lowest. The criteria that you give the contractor is that they must be the lowest price and they must design on that premise or risk not having a chance to be your "low" bidder. It's a lose-lose situation. The assumption is that all systems are the same except for price. If we take just a little time to think about it and compare the process to other purchases that we make, it makes no sense at all. We've all experienced buyers' remorse. By the way, who gets blamed for the results of this very popular process? You guessed it - the contractor. Who pays long-term for the results? Right again - you.

Another method of designing your system is to hire an engineer to do your design work, write the specifications, draw the plans, and offer it to all of the mechanical contractors to bid on. In a perfect world, they would all come up with the same price. The carnage of this method is well documented.

True Design/Build is a win-win situation. It all goes back to Noah's Ark. We just don't have to use the "cubit" as a unit of measurement anymore!

What should you do when you want to design/build or remodel a building? Bring your plans and ideas to your trusted HVAC contractor and ask to see the professional HVAC Designer of Engineering Systems - Denis at Tri-City Refrigeration. Denis will consult you about what you need from your new system and ask all of the necessary questions that he needs answered to design your system. He will then meet with you and make his professional recommendation for your optimum comfort. Bring in your plan!
